If you’ve ever played golf in Rincon, then you’ve likely taken an informal tour of Lost Plantation, and if you haven’t played a round or two at Lost Plantation Golf Club, then you should definitely check it out. I hear the grounds crew has been working hard to make the greens something worth visiting. Just off Fort Howard Road in Rincon, Lost Plantation is conveniently located near shopping and is just minutes from the new Rincon Elementary site. I am pleased to feature this great community as the first in my Neighborhood Spotlight Series.
Lost Plantation is an eclectic neighborhood in the heart of Rincon, Georgia consisting of approximately 500 lots, ranging in price from the mid $150’s to nearly $400,000. Since the community is built around the golf course, many lots have views of the course while others back onto woods. The community has two entrances from Fort Howard Road, Lockner Drive and St. Andrews Road, which helps alleviate some of the congestion from entering and exiting the community during peak traffic times. Sidewalks are installed as construction is completed on new homes, except on lots in Willowpeg Homeowners Association along St. Andrews Road, Willowpeg Way, and portions of Merion Road, which makes the community an attractive location for pedestrians out for an afternoon run or those taking an evening stroll around the community. Streets are well-lit and appear to be in good repair.
Community amenities include: two pools, a hot tub, tennis courts, two playgrounds, sidewalks, and lighted streets. Residents also enjoy views of the golf course and use of the clubhouse and grill – in fairness, since the city owns and maintains the course, these features are available to the public, as well. Residents of Willowpeg HOA have access to the Lost Plantation amenities, and Williamsburg HOA can pay a fee for access. According to the Lost Plantation HOA website, fees for 2017 are $354.
The community has an active social committee and often sponsors events throughout the year. In the spring there are Easter egg scavenger hunts. During the summer, there are several events at the pool, and homeowners can host parties at the pool for a fee. The community is a favorite spot for trick-or-treaters in the fall, and during the winter, there’s an annual holiday lights golf cart parade.
Over the years, Lost Plantation has had a few different homebuilders offering products in the community; however, Lamar Smith is currently the only builder with lots for sale, and as of this posting, there are two lots “FSBO” and one privately owned lot for sale on Lakeview Drive. There are fourteen plans listed on Lamar Smith website, ranging in size from 1,565 sq. ft. to 4,155 sq. ft. Base prices start at $188,900 and go up to $284,900. All plans offer extensive standard features, with some differences for homes built in the Arosa section, but as with all new construction, buyers can choose to add features and options, which are not included in the base price or posted square footage listed on the plans.
As of the date of this post, there are fourteen active listings in Lost Plantation, including one move-in ready home listed by Lamar Smith. According to Kindra Fletcher, the New Home Consultant at the Lamar Smith model, the builder currently has 42 lots available, of which about 17 are in the Arosa section in the front of the community along Lockner Drive and Walthour Drive.
Active listings in Lost Plantation as of the date of this post include 3, 4, and 5 bedroom homes and are on average about 2,800 sq. ft. with an average list price of $98.36 per square foot. The list price for existing homes starts at $189,900 and goes as high as $349,900. A more detailed analysis of the active listings is shown below.
By comparison, an analysis of homes sold in Lost Plantation in the last 365 days shows the market in this neighborhood is fairly reliable. Sold homes range in size from 3 to 5 bedrooms and are on average about 2,300 sq. ft. with an average list price of $100.15 per square foot. List price for sold homes started at $150,000 and went as high as $394,540.

If you haven’t visited city-data.com before, then be prepared to be overwhelmed by the numbers.
The city of Rincon is conveniently located just north of Chatham County, making it convenient to night life, dining, and shopping. Within the city limits, you can find great local eateries like Ms. Jeans Restaurant, The Tin Fin, The Loft Cafe, and so many more. If you’re looking for a chain restaurant (other than fast food), then you will have to travel to Pooler or Savannah; although, honestly, why would you when there are so many great choices in Rincon?
Shoppers looking for big box stores can find Walmart, Lowe’s, Kroger, and Dollar General, but really, the charm is in the locally owned shops sprinkled throughout Rincon like The Rusty Nail Home Market and Rincon Book Nook. Other services like dry cleaners, heating and air repair, lawn care, and day care providers are readily available; however, one thing you will not find in Effingham is liquor stores. While some restaurants have a bar and sell alcohol, only beer and wine are available for purchase within Effingham.

Later, I was tasked with pulling book and page documentation from the land records in an early effort to digitize the information. And so began my love of real estate.
After completing my Associate’s Degree in Virginia, I began a career as a legal assistant while working towards obtaining my Bachelor’s Degree. Initially, I mostly worked in the civil litigation section of a firm in Norfolk, Virginia before moving to a larger firm in the DC/Maryland/Virginia area where I began working in the community associations section. I spent several years working closely with Homeowners Associations and Condominiums and later moved into the land use section, helping developers and businesses navigate the political and municipal requirements associated with developing new subdivisions.
In 2013, my husband retired from the United States Navy after 22 years of service, and we decided to make Effingham County our home in 2014.
